In 2025, the Sydney property market is more competitive than it has ever been. Listings are tighter, buyers are more discerning, and the agents pulling ahead aren't just the ones with the biggest databases — they're the ones with the best content.
We analysed 80 properties listed across Sydney's Inner West, North Shore and Eastern Suburbs between January and December 2024. Half used standard photography; the other half included a professionally produced cinematic listing video. The results were unambiguous.
The numbers don't lie
Properties marketed with cinematic video:
- Sold 31% faster on average (18 days vs. 26 days to exchange)
- Generated 2.4× more enquiries in the first 72 hours after listing
- Achieved an average sale price 4.7% above the agent's initial estimate
- Were shared organically on social media 6× more often than photo-only listings
"The video wasn't just marketing collateral — it changed the energy around the property. Buyers came to inspections already emotionally connected."
That quote came from an agent at a leading Eastern Suburbs agency who saw a Paddington terrace sell $220,000 above reserve after a Kreative Labs listing film was published to Instagram and Domain on the same day.
What makes cinematic video different?
Not all property video is created equal. The difference between a standard walkthrough shot on a mirrorless camera and a true cinematic production comes down to four things:
- Storytelling structure — Cinematic films open with an emotional hook, not a wide shot of the front door.
- Lighting design — Where standard video uses available light, cinematic productions shape light to flatter the space.
- Movement and pacing — Slider moves, drone transitions and speed-ramped cuts create a rhythm that holds attention.
- Sound design and music — The right track can shift a viewer's emotional state within three seconds.
The social media multiplier
Here's the thing most agents miss: a cinematic video doesn't live on Domain and then disappear. When produced to the right aspect ratios and duration, it becomes a week's worth of Instagram Reels, a LinkedIn article, a YouTube video, and a hero asset for your digital advertising campaign.
The agents in our study who saw the highest returns weren't just publishing to the portals. They were using their videos across every touchpoint, creating a cohesive, high-quality content ecosystem around each listing.
A single cinematic production, when deployed correctly across platforms, can generate the same reach as a dedicated $3,000–$5,000 paid social campaign — at a fraction of the cost per impression.
What agents should do next
If you're not already including cinematic video in your premium listing packages, you're leaving enquiries on the table. Here's where to start:
- Brief your videographer before the listing goes live — last-minute bookings produce rushed results
- Ask for a cut specifically formatted for Instagram Reels (9:16, under 60 seconds)
- Publish the video on the same day your listing goes live for maximum algorithm impact
- Share the behind-the-scenes photography as a secondary content stream to extend reach
The data is clear. The question isn't whether cinematic video delivers ROI — it's whether you can afford to keep listing without it.
